Senior Quantity Surveyor

The Opportunity

BSS is recruiting a Senior Quantity Surveyor for an established construction contractor based in Portlaoise. The successful candidate will take responsibility for the commercial performance of projects and work closely with operational management and site teams.

Key Responsibilities

Lead the commercial management of assigned construction projects from pre-contract through final account.

Prepare and manage project budgets, valuations, cost reports and cash-flow forecasts.

Manage subcontractor procurement, tender comparisons, appointments and accounts.

Identify, price and agree variations, claims and change control.

Prepare interim applications, assess subcontractor payments and negotiate final accounts.

Work closely with project managers and site teams to monitor cost, programme and commercial risk.

Maintain accurate commercial records and report project performance to senior management.

Requirements

Degree or equivalent qualification in Quantity Surveying or Construction Economics.

Significant experience as a Quantity Surveyor, including senior-level commercial responsibility on construction projects.

Strong knowledge of subcontract procurement, valuations, variations and final accounts.

Commercially astute, with strong negotiation, reporting and contractual skills.

Ability to manage workloads independently and build productive relationships with project teams and clients.

The Opportunity

BSS is recruiting a Senior Quantity Surveyor / Commercial QS for a specialist fire-protection contractor. Based in the Midlands  with site visits to Dublin, this urgent opportunity is open to permanent or contract candidates. An MEP background is preferred. Contract engagements may be on a day-rate or hourly basis, initially five days per week, with the potential to reduce depending on workload.

Key Responsibilities

• Manage subcontract commercial matters and contractual obligations.
• Prepare and manage valuations, variations and change control.
• Produce cost-to-complete forecasts and cost reports.
• Manage claims and negotiate final accounts.
• Conduct commercial negotiations with main contractors and clients.
• Prepare and maintain labour and productivity substantiation.
• Manage procurement and ensure relevant contractual obligations flow down to subcontractors.

Requirements

• Experienced Quantity Surveyor with strong subcontract commercial management skills.
• MEP or specialist subcontractor background strongly preferred.
• Experience in data centres, MEP or specialist subcontracting is highly desirable.
• Proven capability in valuations, variations, forecasting, claims and final accounts.
• Strong negotiation skills and the ability to substantiate commercial entitlements with accurate records.
• Ability to work from Mullingar and attend site visits in Dublin.

Senior Quantity Surveyor – Commercial & Pharmaceutical Construction

Location: Carlow-based | Travel to project sites required

Building Staff Solutions (BSS) is recruiting an experienced Senior Quantity Surveyor for an established construction contractor delivering commercial and pharmaceutical projects. This position will suit a commercially astute QS with a strong track record, the confidence to take ownership of project commercial matters and an interest in developing a long-term career with the business.

Key Responsibilities

• Manage commercial and cost-control activities across assigned construction projects from procurement through to final account.
• Prepare and manage budgets, cost reports, forecasts, valuations and cash-flow information.
• Assess subcontractor tenders, negotiate packages and administer subcontractor accounts.
• Manage variations, change control, interim applications and final accounts.
• Identify commercial risks and opportunities and work closely with project delivery teams to protect project performance.
• Build effective relationships with clients, consultants, subcontractors and site teams.
• Attend project sites as required and provide commercially sound advice to management.

Candidate Requirements

• Proven experience as a Quantity Surveyor or Senior Quantity Surveyor with a building contractor.
• Strong commercial judgement and ability to independently manage the commercial aspects of live projects.
• Experience on commercial construction projects; pharmaceutical or other technically demanding project experience is highly desirable.
• Demonstrable record of project delivery, subcontractor management, cost reporting and final account negotiation.
• Excellent communication, negotiation and organisational skills.
• Quantity Surveying or construction-related qualification preferred.
• Willingness to be based in Carlow and travel to relevant project sites.

The Role

BSS is recruiting a Senior Quantity Surveyor for an established commercial plastering contractor delivering large-
scale residential projects across Dublin. The role will take commercial responsibility for 30+ live projects while
managing and supporting two Quantity Surveyors.

Key Responsibilities
 Commercial oversight of 30+ live projects from handover through to final account.
 Manage, mentor and allocate workload across two Quantity Surveyors.
 Manage valuations, variations, cost control, forecasting and final accounts.
 Monitor labour, material costs, productivity and project profitability.
 Identify commercial risks and ensure additional works are captured and recovered.
 Liaise and negotiate with main contractors, developers and project teams.
 Provide clear commercial reporting and forecasts to senior management.

Requirements
 Strong Senior QS / commercial construction experience.
 Proven ability to manage a high volume of projects and supervise QS staff.
 Strong knowledge of valuations, variations, cost control and final accounts.
 Specialist subcontracting experience is highly desirable.
 Experience in plastering, drylining, fit-out, partitions/ceilings or internal finishes would be advantageous.
 Strong commercial awareness, organisation and negotiation skills.
