Senior Quantity Surveyor – Residential Developer | North Dublin

Our client, a well-established residential developer with a strong pipeline of over 1,400 units being buit, they are seeking an experienced Senior Quantity Surveyor to join their commercial team in North Dublin.

This is a key role supporting the commercial delivery of major residential developments, initially focused on two main sites in Dublin, with further large-scale projects commencing later this year.

Responsibilities
– Manage all commercial and contractual aspects of residential developments from pre-construction through delivery.
– Prepare and manage budgets, cost plans, forecasts and valuations.
– Procure and manage subcontractor packages, including tender analysis and appointments.
– Oversee cost control, variations, payments and final accounts.
– Work closely with project managers, site teams and senior management to ensure commercial objectives are achieved.
– Provide commercial reporting and risk management across multiple live projects.
– Support strategic planning for future project pipeline delivery.

Requirements
– Degree-qualified in Quantity Surveying or related discipline.
– 10+ years’ experience in Quantity Surveying, ideally with a developer or main contractor.
– Strong residential experience preferred; civils/infrastructure experience also of interest.
– Excellent knowledge of contracts, cost management and subcontract procurement.
– Strong commercial acumen with the ability to manage multiple project packages.
– Excellent communication and stakeholder management skills.

Our Client is a medium sized Main Contractor working on a range of Projects nationwide from their base in Wexford. This position is office based as part of the Commercial Team. 

What you need to do

You will have a variety of work on Commercial, Industrial and Residential projects working across either an individual contract or various contracts ensuring the maximum commercial benefit for the company and can entail a full delivery from tender stage through to final accounts and all-encompassing duties in between.

Responsibilities

In conjunction with your project team, you will be responsible for the execution of various stages of a project as follows:

• Good communication skills. Undertake and manage interim commercial meetings with the Client and Internal Project Team. Report in detail as required for the Project Manager and Commercial Manager on the commercial status of the project.
• Manage subcontractor accounts, interim valuations, and final accounts. Ensure payment certificates are processed and payments are made per the agreed sub-contract and procurement terms. Retentions apply as per agreements.
• As a member of the commercial team, you will be tasked with Issuing interim and final accounts, monthly applications to be all inclusive of accurate remeasures, site changes, dayworks and any applicable contract claims and Identify escalations, material, or labour, as appropriate.
• Ability to identify potential commercial risks and ensure prompt reporting of same to Senior Management. Follow direction of Senior Management in undertaking work duties.
•  Negotiate, as necessary, with clients or their representatives.
• Uphold the highest levels of quality in line with ISO 9001:2015 standards and as per  quality management system.
• Management of Junior Staff

Requirements

• 3rd level qualification in Construction Economics / Quantity Surveying
• Knowledge in Contract law
• Excelling in communication & Negotiating skills
• High attention to detail
• Eligible to work in Ireland
• Full clean driving license

Opportunity has now arisen for a Senior Quantity Surveyor to join an established Civils/Utilities Main Contractor with projects in the Greater Dublin area.

What you need to have:
-Qualification/degree in Quantity Surveying, or equivalent, 
-Over seven years of experience as a Senior Quantity Surveyor,
-Extensive experience in commercial management and procurement of subcontractors, including chairing regular meetings, measurement, and control cycles, certificates, and accruals calculations. 
-Reporting to Directors and liaising with the Commercial Manager/Managing Quantity Surveyor and the rest of the commercial team and crews,
-Experience in dealing with County Councils
